Modular and panelized are two different ways to prefabricate the same steel building: modular ships complete, volumetric 3D units that are set in place and connected, while panelized ships flat 2D wall, roof and floor panels that are assembled into the finished structure on site.
How the Two Systems Differ
Both approaches move fabrication off the job site — the difference is how much of the finished building leaves the factory already assembled.
Modular construction. Whole three-dimensional sections of the building — walls, roof, floor and often interior finishes — are built and largely finished in the factory, then transported and set in place with a crane, requiring the least field labor of the two approaches.
Panelized construction. Flat wall, roof and floor panels are manufactured off-site, then shipped and assembled into the finished structure on site — more field labor than modular, but panels are easier to transport and handle than full 3D modules.
Transport and site access. Modules are large and require oversized transport and crane access at the site; panels are compact, stack efficiently on standard trucks, and suit sites where large modules cannot be delivered or lifted into place.
Design flexibility. Panelized systems generally adapt more easily to non-repetitive layouts and site-specific architecture; modular systems are most efficient where the design can be organized into repeated, similarly sized volumetric units.
