Prefab Steel Building Kits: What’s Included

A prefab steel building kit is the complete, factory-cut structural package shipped to a project site — primary frame, secondary framing, cladding, fasteners and trim — engineered as one system and accompanied by stamped drawings, so the buyer supplies the foundation and labor rather than sourcing structural components separately.

What’s In a Typical Kit

Every steel building kit is engineered as a single matched system, so what ships together is determined by the building’s drawings, not assembled piecemeal from a catalog. The components below are common to nearly every kit, regardless of size or use.

Primary frame. Tapered or prismatic columns and rafters, pre-cut, pre-drilled and shipped in bundles labeled to match the erection drawings.

Secondary framing. Purlins, girts and bracing — the cold-formed members that tie the primary frame together and support the cladding.

Cladding and trim. Roof and wall panels, along with the flashing, trim and closures needed to weatherproof every edge, corner and penetration.

Fasteners and accessories. Self-drilling screws, bolts, sealants and washers sized and counted for the specific building, plus doors, windows and ventilation components specified in the order.

Engineering package. Stamped structural drawings and calculations for the building as ordered, used to obtain a building permit and to guide foundation design.

Frequently Asked Questions

Does a steel building kit include the foundation?

No. Kits include the structural frame, cladding, and engineering drawings; the foundation is designed and built separately, sized to the kit’s actual column reactions and local soil conditions.

Do I need a contractor to erect a prefab kit?

Most kits are designed for erection by a licensed contractor or experienced crew following the supplied drawings; some smaller, lighter systems are marketed as owner-erectable, but code compliance and safety still call for qualified labor on anything beyond a small structure.

What’s the difference between a kit price and a finished building?
